At Your Service: MERS and the Missouri Recorder's Cover Page

The Customer Service Department has received telephone calls from customers over the past month inquiring into whether the lender or MERS' name and address would be inserted into the "Grantee(s)" fields on the Missouri Recorder's Cover Page when MERS is the beneficiary under the deed of trust.

When MERS is the beneficiary under a Missouri deed of trust, DocMagic has been filling in MERS' name and address in the "Grantee(s)" fields. See the above screen shot.

To ensure that the "Grantee(s)" fields are filling in correctly, the Legal Department contacted an attorney at MERS for confirmation. The MERS attorney has advised that the fields are filling in correctly with MERS' name and address.

Of course, if the lender, and not MERS, is the beneficiary, the lender's name and address would then be inserted into the "Grantee(s)" fields.

Lender-Paid Mortgage Insurance Forms

Customers no longer need to contact Customer Service to have a lender-paid mortgage insurance form faxed or emailed to them. Lender-paid mortgage insurance forms will now print with closing documents for Countrywide, Flagstar, and Wells Fargo plans. Upon request, a generic form is also available.

In order for the lender-paid mortgage insurance form to print with your closing documents, all of the fields in the "PMI/MMI" section of the "Impounds" tab of DocMagic must be left blank (otherwise, the user will get a fatal warning) and "L" for "Lender" must be selected in the "PMI Paid By" field in the "Aggregate Information" section of the "Impounds" tab, like so:

Once the lender-paid mortgage insurance form is generated in DocMagic, the user will have to annotate the form or print it out and manually insert the specific information related to mortgage insurance in the blank fields of the "Monthly TAMI" column. See the following Countrywide form as an example.

Annotating the form with the mortgage insurance information is easy using DocMaster. Simply select "Add Text" in the tool bar (see above) and place your cursor in the field into which you will insert the information. If you make a mistake, simply select "Del Text" in the tool bar and then "Add Text" again.
