Several Matrices Added to DocMagic's Disclosure Matrices Page

DocMagic, Inc.'s Compliance Department has prepared and added the following disclosure matrices to its Disclosure Matrices Page:

1.  Federal Multistate Disclosures
2.  FHA Default Disclosures
3.  Pipeline Matrix

The Federal Multistate Disclosure matrix lists DocMagic's default disclosures that will appear in initial and/or closing loan packages, as specified in the matrix for the particular disclosure, due to Federal requirements.  The FHA Default Disclosure matrix lists the disclosures that return by default in DocMagic's FHA initial and closing packages.  And, finally, but not least, the Pipeline Matrix outlines newly enacted legislation, regulations or guidelines affecting the residential mortgage lending industry and indicates whether or not DocMagic's Compliance Department is in the process of creating or updating any disclosures and other forms in response.  The disclosures listed in the Pipeline Matrix will be displayed in the Matrix for a few months for customers' reference.

Each one of the above matrices outlines the disclosures that need to be given to the borrower, in which loan package the disclosure will appear (Initial and/or Closing), whether or not the lender and/or broker has the disclosure obligation, the citation to governing legal authority giving rise to the disclosure obligation, and form selection rules, if any, that apply.  In addition to these features, the Pipeline Matrix provides signature rules, the date when a subject disclosure is anticipated to be created or updated, the effective date of the law or guideline mandating the disclosure, and the status of completion of the newly created or updated disclosure.

Please note that the above matrices refer to DocMagic's disclosures and not those belonging to a particular investor.  Furthermore, some investors using their own custom disclosures may identify their disclosures under a name different from the title of the disclosure listed in DocMagic's matrices.  Additionally, some investors, lenders, and title companies may have certain criteria for a particular disclosure, such as their own required provisions or form selection rules, that vary from those set forth in these matrices.  Please consult with the appropriate parties.
