Spanish Translations Available for New Uniform Instruments

The GSEs recently published new Spanish Translations for the 07/2021 revised Uniform Instruments.  The forms are currently available on Fannie Mae’s Multi-Language Resource for Lenders webpage.  The webpage notes that additional translations for Korean, Tagalog, traditional Chinese and Vietnamese are “coming soon.”

The translations are provided for reference only and are non-executable.  Each form provides a notice regarding the Spanish translation, indicating it should not be construed as a contract or as part of the English version of the document.  The translations are meant to assist borrowers for whom English is not their primary language as an example of a “typical loan document” and not as an exact translation of their specific loan transaction documents. 

The Spanish translations include fixed-rate and adjustable-rate notes, riders, security instruments and special purpose documents.  However, it is important to note the documents did not include translations for non-uniform covenants for various state security instruments.

DocMagic will provide the Spanish documents for optional use.  As the documents are intended only as a reference, these documents will return without transaction data.  The Spanish notes and riders will be available in production on February 9, 2023.  The Spanish security instruments and special purpose documents will be available in production on March 2, 2023.
