Previously, the total net income a mortgage loan originator can generate from a residential real estate loan to the greater of $2,000 or 4% of the total loan amount. The statute has been updated so the net income limit applies only to loans where the points and fees exceed the threshold for qualified mortgages “QM” under Reg Z.

Update to the calculation for exclusion of bonafide discount points from the Indiana state high-cost test to consider how quickly the discount points are recouped by the borrower. In order to be excluded, in addition to being identified as bonafide and passing the required spread to the benchmark rate, discount points must also be recouped by the borrower through savings in the monthly payment within the first four years after closing.
Revised the name of the DSI plan for Texas 50(a)(6) loans to indicate 50(a)(6) applicability over use of the term "cash out". Revised name of DSI_TX6 is now Texas 50a6 Fixed Rate 1st Lien.
South Carolina is making its annual update to late fees and prepayment penalty threshold on July 1, 2026. The minimum late fee is being updated from $10.20 to $10.80 and max amount of $25.50 to $27.00. This applies to second liens only.
The prepayment penalty loan amount threshold is being updated from 765,000 to new 2026 threshold of 810,000. This applies to all liens.
